Rental Information

We do our best to keep tenants happy, we get a lot of generations that come back to rent from us with their parents reference. Tenants are required to have an income of 3x the rent, this is required to insure our tenants will be able to pay for all their costs and won't fall behind on rent.

Method of payments

We accept section 8 and any help that would come for your rent/income. We need proof of your income; which includes, but is not limited to: Paystubs, section 8 forms, food stamps, and anything else that might qualify as an income.

How do I view available properties?

We require prospective tenants to have proof of their rent and security before we show them an apartment.This is to insure that if you like the unit you have the money to move forward. We cannot hold. We also need the application completed.

What do I do if I am interested in renting a property?

Each adult (18 and older, who will be included in the lease) must submit a complete application and pay an application fee of $40.00 per person or $60.00 per married couples. To hold the property you must also submit $500.00 towards your security deposit. The application fee is non-refundable. The hold fee will be refunded if you are not approved for the property.

What is the term of the Lease?

Our leases are one year leases. After the first year is up the lease converts to a month to month. To terminate the lease the tentant has to give a 30 day notice, and deposit will be forfeited.

To give a 30 day notice you are required to handwrite/type a letter and drop it or mail it to our office.

Please include your name, phone number, address, and expected day of departure. If unit is damaged your deposit will not be returned.

Any utilities you are responsible for should be paid fully before your moving date. All utility companies are to be notified by the tenant of a shut off date.

Once moved in

You are required to change all the utilities that you are responsible of (ex. Water, Sewer, Gas, Electric) before you leave our office at the lease signing. All properties are different and we will let you know what you are responsible to pay.

Do we accept pets?

Pet's are generally not permitted in our rentals; there are some exceptions, please ask if the property you plan to rent is one of them, there will be a $150.00 non-refundible pet deposit requiered and an extra $30.00 monthly fee.

Instruction on Application:

  3. If you do not “Save As” your information will not be updated. Resulting in us receiving a blank Application.
